Okay okay okay...

...so a bit more on the last mysterious post.

Anyone know a good, flexible realtor in the Austin/Ft. Hood area? We're not ready to buy now, but I want to start the preliminary stuff now, figuring out what we can really afford, what we can expect with our credit ratings (John's is great, mine is middling but better than it used to be!) and what the actual steps are.

We won't be ready to buy until April, but I think it might take that long to really know what we're getting into and not throw up in the parking lot on the way to sign the papers.

Right now, we're looking to stay near Ft. Hood and Austin, maybe near Florence. I'll be going to school at UT-Austin (and no, I don't see myself developing into a rabid Longhorns fan anytime soon) and John'll be at Hood, so we were thinking about Florence. Austin is growing by leaps and bounds, and I think that Florence is probably going to end up as a bedroom community for Round Rock, Georgetown and Austin in the next 10 years.

John's willing to try and homestead at Hood, instead of running about the country (with the exception of Drill Sgt. in FLW, Mo.) so...

Yeah, he just kinda whipped that dream out from behind his back and dusted it off and put it up to sparkle in the sun.

I love my husband in ways I can't even begin to describe.

I admit that it is the wrong direction, but I think the Dripping Springs area is beautiful.

Drippin' is indeed GORGEOUS, and has the added advantage of being where my Godmama lives, but I just can't see making that commute every day. I'm sleepy just thinking about it. ;-)

I would try anywhere in The Williamson County area...Leander is good - great school systems, etc. Also...Georgetown is a really nice place, but the commute on 35? Yuck. I would try to stay near 281 any way I could and then cut over.So...as I said...Leander, Cedar Park, etc.

Or...you could try East like Bastrop (Beautiful Pines) and/or Taylor.

Ermmmm Sherri has contacts in the Walburg area (a cousin is [was] Mayor). Walburg is just E. of Florence. There is some nice land out that way. Its not [yet] bought up into subdivisions.

Sherri can put you in touch with the right people. There are LOTS of Ft. Hoodies in the area. You want some phone numbers?

bastrop is indeed beautiful area.

on the pre-buying thing: do NOT fall in love with a house without having an inspection done. really. undersized heating/ac units are not fun. also, be aware of the history of the house. former rental house="adequate" maintenance. barely. also, who was doing what in the house? re: 4 AM crack ho knocking on the door looking for "that other guy who lives here".

yeah.

kitten- It sounds a bit like you've got some experience on some of those. :-(

I've started to do some research, although with the way John delves into things, he's going to be the subject-matter-expert here, more than likely.

I'm probably going to be leaning on my folx pretty heavily, since they're experienced at the home-buying gig.

As has been said, get a good home inspection. Make sure you thoroughly check out the foundation of the house. I don't know about the Austin area, but North Texas is notorious for foundation problems. Also, if you and/or John are seriously doing the home maintenance, get a pier and beam foundation. It will allow you to get at pipes moreasily, and you can easily run cable, pipes or other items under the house.
I bought a 50 year old house on purpose. The foundation has settled. And, it has huge trees. In the current drought (20 inches below normal for the last 12 months), our yard has stayed mostly green (with very little watering) due to the shade provided by these older established trees.

Sherri's cousin is Mervyn, and he is mayor of Weir, not Walburg. Weir is East of I35, and not far from Georgetown. You mentioned that you wanted land/house near Florence, which is WEST of I35 and south of Ding Dong(?). Mervyn knows a lot of people in the area, so he will prolly direct you to a good realtor. Sherri will call you this evening with Mervyn's contact info.
